We require a 25% deposit to secure your booking. The 75% balance is due eight weeks prior to arrival. If your intended arrival date is less than eight weeks away, we require full payment unless otherwise agreed by us in writing.
The refundable damage deposit is taken in cash during check-in and returned to you during check-out (subject to any deductions).
Yes, we can accept credit/debit card payments via Transferwise.com — instructions given during the booking process.
Just contact us with your proposed new dates and subject to availability we will change them for you. This is subject to management discretion, and possibly a small charge may need to be made if we are unlikely to be able to fill the dates that will become vacant. If the change involves a change in price bracket (i.e. low season to high season) the difference will need to be paid.
We aim to have your villa ready by 2 pm on the day of arrival, and we ask you to be ready to vacate by 10 am on the day of departure. Of course, your villa may be available sooner — but we're unable to guarantee this.
Yes, you can — subject to availability and must be agreed in writing prior to your stay.
Extend check-out until 3 pm for 30% of daily rate.
A weekly clean is included with the hire of the villa. Extra cleaning is available for ฿150 per hour, but does need to be pre-arranged.
We're unable to provide a personal cook. However, we have a restaurant on Rawai Beach that offers a free delivery service to our villas — a menu is provided for your convenience.
Unfortunately not. However, we have a very good local English-speaking taxi firm that knows all our villas. They charge fair prices and are always punctual. For larger groups, they have minibuses suitable for up to twelve people.
While a car isn't completely necessary and many of our guests like to walk, this is a very personal decision, especially considering the heat, and you may be more comfortable hiring some method of transport. We are very happy to arrange this for you.
We are approximately 1 km from Rawai Beach and 2 km from Nai Harn Beach.
We're approximately 25 minutes from Patong by car — a beautiful drive along the coast.
